What if buildings were not enclosed glass boxes but active components of the city, open, shared, and organically linked to their surroundings? In doing so, we could return more nature and space to the public......

在深圳北站旁，在城市與山林之間，龍華設(shè)計(jì)產(chǎn)業(yè)園——作為深圳市第一個(gè)工程設(shè)計(jì)產(chǎn)業(yè)園、四家設(shè)計(jì)單位的總部基地，銜綠而生。

Located beside Shenzhen North Railway Station, between the city and the mountains, Longhua Design Industrial Park emerges as the first engineering design industrial park in Shenzhen and the headquarters base for four design units, thriving in harmony with nature.

華陽(yáng)國(guó)際作為項(xiàng)目業(yè)主之一，同時(shí)也作為項(xiàng)目設(shè)計(jì)方，總控項(xiàng)目由概念到落地的全過(guò)程，志在打造“夢(mèng)想中的設(shè)計(jì)總部”，將對(duì)未來(lái)辦公建筑的思考付諸實(shí)踐。

As one of the project owners and the design team, CAPOL has overseen the entire process from concept to realization, aiming to create the "dream design headquarters" and bring forward-thinking office architecture to life.

01 規(guī)劃

無(wú)限發(fā)生的自然劇場(chǎng)

最初對(duì)概念的思考，源于團(tuán)隊(duì)20年來(lái)對(duì)辦公建筑設(shè)計(jì)需求變化的反思。建筑形式如何反向推動(dòng)人的精神狀態(tài)與行為模式？工作需要怎樣的生活辦公環(huán)境？企業(yè)總部是否應(yīng)為更廣泛公眾創(chuàng)造利益？

The initial concept originated from CAPOL’s two decades of reflection on the evolving needs of office architecture. How can architectural forms actively shape people's mental states and behaviors? What kind of work environment fosters a better work-life balance? Should corporate headquarters create value for the wider public?

“自然劇場(chǎng)”的概念隨之而來(lái)。古希臘劇場(chǎng)是公共精神直觀徹底的表現(xiàn)形式，不僅是看戲看表演的地方，更是表達(dá)個(gè)人思想、開展集會(huì)交流的場(chǎng)所。我們同樣希望在這個(gè)總部園區(qū)里，以企業(yè)的身份，在城市里搭建起一個(gè)公共平臺(tái)，重現(xiàn)人類社會(huì)原初的人文精神。

Thus, the concept of the “Natural Theater” was born. In ancient Greece, theaters were the most direct and profound expression of public spirit. They were not only places for performances but also venues for exchanging ideas and holding gatherings. With this inspiration, we envision our headquarters park as a public platform within the city, where enterprises take an active role in fostering humanistic engagement reminiscent of early human societies.

園區(qū)整體布局中，三棟塔樓圍繞著下沉廣場(chǎng)，首層及二層均設(shè)有“觀眾”挑臺(tái)及視窗，再往上則設(shè)置層層后退的陽(yáng)臺(tái)露臺(tái)。以下沉廣場(chǎng)為舞臺(tái)，層疊往上的挑臺(tái)視窗及露臺(tái)則是“觀眾席”，總體形成一個(gè)“園區(qū)大劇場(chǎng)”，不同時(shí)段上映生活的“舞臺(tái)劇”。

In the overall layout of the park, three tower buildings surround the sunken plaza, with audience platforms and windows on the first and second floors, and cascading balconies and terraces on the upper floors. The sunken plaza serves as the stage, while the layered terraces and balconies act as the audience seats, together forming an urban theater that continuously showcases the rhythms of daily life.

項(xiàng)目位于深圳北站商務(wù)中心區(qū)，東接深圳北站，西連紅木山郊野公園，是深圳“設(shè)計(jì)之都”的城市界面之一。基于園區(qū)企業(yè)的“設(shè)計(jì)”背景以及場(chǎng)地作為城市綠道的節(jié)點(diǎn)角色，項(xiàng)目將首層及二層分別設(shè)置為城市展廳及城市公園，形成雙層復(fù)合公共空間，并經(jīng)二層綠道連接?xùn)|側(cè)城區(qū)、西側(cè)郊野公園及南側(cè)北站廣場(chǎng)，以綠色開放的姿態(tài)，連接山與城，為公眾提供駐足、交流的空間。

Located in the Shenzhen North Railway Station CBD, the project is connected to Shenzhen North Railway Station in the east and Hongmushan Country Park in the west, serving as a key urban interface of Shenzhen, the "City of Design." Reflecting the "design" background of the park’s enterprises and its role as a city greenway node, the project features a dual-floor composite public space, with the first floor functioning as a city exhibition hall and the second floor serving as an urban park. The second-floor greenway seamlessly connects the eastern city, the western country park, and the southern station plaza, creating an open and green gateway between the mountains and the city, offering the public a space for staying and relaxation.

02 建筑

無(wú)限發(fā)生的綠色內(nèi)核

建筑“含綠量”的設(shè)計(jì)同樣是基于“自然劇場(chǎng)”的公共性與人文性體現(xiàn)，全方位營(yíng)造一個(gè)與大自然接觸的綠色空間和互聯(lián)互動(dòng)的共享場(chǎng)所，創(chuàng)造出可呼吸的、自然生長(zhǎng)的建筑和空間。

The architectural design emphasizes a “high degree of greenery”, reflecting the public and humanistic essence of the "Natural Theater" concept. The goal is to create a breathable, naturally growing space, where nature seamlessly integrates with architecture, fostering interaction and shared experiences.

有別于傳統(tǒng)辦公建筑封閉的樓層空間以及單一的玻璃外墻，項(xiàng)目借鑒文化建筑的常用手法，創(chuàng)造更立體豐富的空間：首先是連續(xù)綠色網(wǎng)絡(luò)的營(yíng)造，建筑每層都設(shè)置室外露臺(tái)，從而自下而上形成連續(xù)的垂直綠色公園，創(chuàng)造讓人樂于停留的休憩空間；其次是設(shè)計(jì)格調(diào)的營(yíng)造，突破常規(guī)辦公樓封閉的盒子形象，創(chuàng)造層次豐富的室內(nèi)外空間。

Unlike traditional office buildings with enclosed floor layouts and monotonous glass facades, this project draws inspiration from cultural architecture, crafting a more dynamic and multi-dimensional spatial experience. The first is the creation of a continuous green network. Every floor is equipped with outdoor terraces, forming a vertical green park that extends from the ground up, creating welcoming spaces for relaxation. The second is the creation of design style. Breaking away from the conventional "box" image of office buildings, the design integrates multi-level indoor and outdoor spaces to enrich user experiences.

值得一提的是，裙樓二層在不同朝向設(shè)置了一組景觀視窗。近看園區(qū)廣場(chǎng)，城市與自然每天變化的“劇場(chǎng)”實(shí)時(shí)上演，建筑隨時(shí)間散發(fā)愈加恒久的生命力。

Notably, the second floor of the podium features a series of scenic windows strategically positioned to capture different perspectives. These openings frame ever-changing views of the plaza, where the rhythms of the city and nature unfold like a living theater throughout the day. As time passes, the building continuously evolves, embodying a timeless vitality.

塔樓中的空中飄臺(tái)，把陽(yáng)臺(tái)、露臺(tái)及共享空間融為一體，提供高空俯瞰東城西山的開闊視野。同時(shí)，在豐富的露臺(tái)、退臺(tái)空間之外，設(shè)計(jì)巧妙利用建筑結(jié)構(gòu)的錯(cuò)位，在低樓層的局部空間也打開傾瀉自然光的室內(nèi)天窗，弱化室內(nèi)與室外的邊界，拉近人與自然的距離。

The floating platform in the tower building integrates balconies, terraces and shared spaces, providing panoramic views of the eastern cityscape and western mountain ranges. Additionally, beyond the expansive terraces and stepped setbacks, the design cleverly utilizes structural offsets to introduce skylights in select lower-level spaces, allowing natural light to cascade indoors. This approach softens the boundary between interior and exterior, fostering a closer connection between people and nature.

園區(qū)積極響應(yīng)自然積蓄、自然滲透、自然凈化的城市發(fā)展方式，結(jié)合建筑及景觀條件設(shè)置多樣性綠色海綿設(shè)施，目前該項(xiàng)目已獲得美國(guó)LEED綠色建筑預(yù)認(rèn)證。

The park also embraces sustainable urban development principles of natural retention, infiltration, and purification by integrating diverse green sponge city features into its architectural and landscape design. As a result, the project has already received LEED Green Building Pre-Certification from the U.S. Green Building Council.

03 室內(nèi)

觸發(fā)靈感的精神場(chǎng)域

回到室內(nèi)空間，作為設(shè)計(jì)公司的辦公總部，設(shè)計(jì)師憧憬何種空間？首先應(yīng)該是文化的，更關(guān)注使用者的人文需求及情感體驗(yàn)；其次應(yīng)該是開放的，以促進(jìn)工作交流并激發(fā)靈感，這同樣是對(duì)“自然劇場(chǎng)”主題的回應(yīng)。一處可以無(wú)限延伸的空間，讓建筑作為總部大廈不僅承載著辦公的功能，更是一個(gè)人們聚集、交流、體驗(yàn)和分享情感與文化的平臺(tái)。

Back to the interior space, when designing a headquarters for a creative company, what kind of space do designers dream of? First and foremost, it should be culturally rich, prioritizing the human needs and emotional experience of its users. Secondly, it must be open and dynamic to promote work exchanges and spark inspiration, which is a direct response to the concept of the "Natural Theater." This is a space that can be infinitely extended, so that the building, as a headquarters building, not only carries the office function, but also is a platform for people to gather, communicate, experience and share emotions and culture.

我們同樣創(chuàng)新引入了文化建筑的做法，取消大量實(shí)墻，建筑內(nèi)部的“街道”空間兩側(cè)，每一個(gè)諸如會(huì)議、展廳的功能房都像一個(gè)獨(dú)立的藝術(shù)品陳列其中，在室內(nèi)創(chuàng)造出仿佛在城市中漫游的室外感。功能與功能之間的界限模糊化，整體空間更加彈性，可以為其中的人們提供獨(dú)立私密、共享開放等不同環(huán)境的自由選擇、隨意切換。

Taking inspiration from cultural architecture, we redefined traditional office layouts by minimizing solid walls. Instead, the building’s interior “streetscape” is lined with functional spaces such as meeting rooms, and exhibition halls, each designed like a standalone art piece. This layout creates the impression of strolling through a city. By blurring boundaries between functions, the space becomes highly flexible, allowing occupants to seamlessly transition between private, enclosed areas and open, shared spaces according to their needs.

各層之間通過(guò)垂直中庭連接，水平和垂直的空間界限因此被打破，從而激發(fā)更多的活力和交流。通透的玻璃與不時(shí)出現(xiàn)的“觀景窗”，將室外的環(huán)境積極引入到室內(nèi)。到了夜晚，室內(nèi)漫射出來(lái)的燈光將安靜工作和不斷走動(dòng)的影像滲透到室外，進(jìn)一步模糊室內(nèi)外的界限，使建筑與環(huán)境融為一體。

A central atrium vertically links different floors, dissolving the traditional horizontal and vertical separations in office buildings. This interconnected space enhances movement, communication, and vitality within the workplace. Transparent glasses and thoughtfully placed "viewing windows" bring the outdoor landscape into the interior. At night, the building’s soft interior glow, along with shifting silhouettes of people at work, subtly blurs the line between inside and outside, allowing the building and its surroundings to merge as one.

04 材料

清水混凝土的詩(shī)意表達(dá)

作為深圳第一個(gè)工程設(shè)計(jì)產(chǎn)業(yè)園，我們用本真的材料回應(yīng)對(duì)設(shè)計(jì)美學(xué)的思考。項(xiàng)目使用清水混凝土作為主要的建筑材料，108根清水混凝土墻柱，約2.4萬(wàn)平米清水混凝土墻面，一次澆筑成型，毫米級(jí)施工精度，達(dá)到藝術(shù)展館的質(zhì)感，自帶歲月的沉淀。不同的天色間，光與影的交錯(cuò)，不斷傳達(dá)自然的情緒，也為使用者帶來(lái)在不同質(zhì)感之間沉浸變換的空間體驗(yàn)。

As Shenzhen’s first engineering design industrial park, we sought to reflect our design philosophy through the most authentic materials. Fair-faced concrete was chosen as the primary architectural material, with 108 fair-faced concrete columns and approximately 24,000 square meters of fair-faced concrete wall surfaces, all cast in a single pour with millimeter-level precision. The result is a museum-quality finish, rich with the timeless depth and character. Throughout the day, changing light and shadow interact with the surfaces, creating an ever-evolving atmosphere that immerses users in a sensory experience shaped by nature’s rhythm.

外墻的最大特色在于玻璃幕墻的隱藏設(shè)計(jì)。清水混凝土墻體與幕墻交界處均采用凹槽構(gòu)造，以實(shí)現(xiàn)隱藏幕墻邊框效果。通過(guò)對(duì)構(gòu)件的弱化處理，使細(xì)部在視覺上“消失”，從而讓清水混凝土的厚重與玻璃的輕透形成強(qiáng)烈反差，塑造純凈簡(jiǎn)潔的意境，傳達(dá)設(shè)計(jì)企業(yè)的人文格調(diào)。

One of the most distinctive features of the exterior wall is the hidden-frame glass curtain wall. At the junctions where the exposed concrete walls meet the glass fa?ade, recessed grooves have been carefully designed to conceal the curtain wall’s structural edges. By subtly minimizing structural elements, the design allows details to visually “disappear”, highlighting the contrast between the solidity of concrete and the lightness of glass. This interplay of weight and transparency creates a pure, minimalist aesthetic, embodying the refined humanistic sensibility of a design enterprise.

Longhua Design Industrial Park represents our reflection and reimagining of the relationship between people, public and private domains, as well as architecture and the cities. It is also the culmination of over two decades of expertise in full-cycle design and execution by CAPOL, balancing the diverse needs of multiple stakeholders with a seamless collaboration between design and construction. It is the unseen effort that shapes a visible future.

目前，項(xiàng)目已落成入駐，其中一棟為華陽(yáng)國(guó)際總部大廈（華陽(yáng)中心），“夢(mèng)想中的設(shè)計(jì)總部”這一設(shè)想，將在無(wú)數(shù)設(shè)計(jì)師的使用中被持續(xù)見證。

Now fully completed and operational, the park has become home to multiple design firms, including CAPOL’s new headquarters (CAPOL Center). The vision of an ideal design headquarters is no longer just an aspiration, but a living space, continuously shaped by the creativity and experiences of the designers who inhabit it.
